Where margin and staff time leak
Online travel agencies bring demand you would not reach alone, but they also own the guest relationship and take a share of each stay. A returning guest who searches your property name and books through an OTA listing costs you commission you did not need to pay. The usual reason is simple: your own site is slower, shows rates less clearly or cannot take a booking at all.
Behind the booking, a guest who arrives from Riyadh, Moscow or Manchester asks the same things: early check-in, parking, the Wi-Fi code, the nearest metro, whether the pool is open. In a holiday-home portfolio these questions arrive across dozens of units and several reservation sources, often on a manager's personal phone. The work is repetitive, and it happens at night.

- Direct booking
- A fast, bilingual property site whose booking step uses your existing booking engine, with rates and availability read from it rather than typed into the CMS. We make the direct route as easy as the OTA route: clear room types, total price including taxes and fees, and the policies guests look for before paying. We do not promise that direct bookings will overtake OTAs; the aim is to stop losing guests who already chose you.
- Channel manager and PMS integration
- Your channel manager keeps OTA inventory in step, and your PMS holds the reservation. We connect the website, forms and messaging to those systems through their APIs or partner integrations, so a booking or guest detail is entered once. Where a vendor only offers exports or a closed ecosystem, we say so early and design around it. See API and system integration.
- WhatsApp guest messaging
- Pre-arrival details, check-in instructions and in-stay questions through Meta's WhatsApp Business Platform, in a shared inbox tagged by property or unit. Guests opt in during booking or check-in. - Upsells
- Early check-in, late check-out, airport transfers, room upgrades and extra cleaning offered at the right point in the stay, with requests routed to the team that fulfils them and, where the PMS allows, posted to the guest folio.
- Reviews
- A post-stay message that asks for feedback first, sends happy guests to Google or the platform they booked on, and routes complaints to a manager. We do not filter or suppress negative reviews, and review requests follow each platform's rules.
Multilingual guests and holiday-home rules
Dubai's guest mix means English alone leaves bookings on the table. Arabic needs a proper right-to-left layout, not a mirrored template, and Russian-speaking guests are a large group for many properties. We build the site and message templates in English, Arabic and Russian where your market needs it, and an AI assistant can answer routine questions in the guest's language, handing anything about payments, damage or complaints to staff.
Holiday homes in Dubai operate under a permit regime run by the tourism authority (DTCM, now part of Dubai's Department of Economy and Tourism), and guest registration is part of it. Your operator or legal adviser owns compliance; our job is to make sure the site, forms and guest flows collect what your process requires and keep guest identity documents out of chat threads and email.

Implementation risks
- Booking engines often run on their own domain, which breaks conversion tracking unless cross-domain measurement is set up deliberately.
- PMS and channel manager APIs vary widely. Some are open, some are partner-only and some are paid; this decides what can be automated.
- An assistant that confirms rates, refunds or damage charges creates disputes. It should only quote what the system of record says.
